MLS LISTING ONLY PROGRAM

WHAT IT IS:

This program is designed for the Homeowner that wants to sell their property on their own but needs the exposure that listing with a real estate agent provides.  Did you know that only a Realtor can list property in the MLS (Multiple Listing Service)? Did you know that Realtors own the MLS?  That is why you have to be listed in some capacity with an agent to get your property in the MLS.  The great thing about this program is that it fully cooperates with all Realtors, since they'll earn their 2-3% when they bring you the buyer.  When your property is listed on the Multiple Listing Service(MLS), all the Realtors in the area have instant access to the property information. Some sources estimate that the Multiple Listing Service(MLS) is responsible for 75 to 80% of home sales. What many people don't know is that they can have the benefits of the MLS without paying a high commission. As buyers discuss their needs with their Realtor, the agent then goes to his/her computer and searches the MLS for properties matching the buyer's criteria. If your property is on the MLS, the agent will locate it if it matches the buyer's criteria. We have developed a program to assist home sellers with the most extensive home selling resources, historically available only to sellers listing at fees of 6%.

HOW IT WORKS:

  • Same MLS as all the realtors use. Your listing will look the same as other professional listings

  • If a buyer comes to you directly you retain the right to sell it yourself and pay NO additional fees or commissions to anybody. Keep Your Hard Earned Equity in Your Pocket!

  • Sell to a buyer with an agent and you set the commission to the buyer's agent (traditionally 3%, but that is up to you. OFFERING 3% WILL BRING MORE BUYERS AGENTS TO YOUR LISTING)

  • You work directly with the buyers and/or buyers agent and schedule showings, & negotiate your offers. Your name and contact number is displayed for agents on the MLS as the direct contact.

  • In the event that we do receive an inquiry on your home, 100% of phone calls, emails, etc will be directly routed to you. This puts you in complete control of your Home Selling Process.

WHAT WE NEED FROM YOU (THE SELLER):

  • First, select the listing package below that you want based on the number of photos, life of the listing and any other additional upgrades.

  • Provide detailed information about your property like price, number of bedrooms and bathrooms and other information to describe your property.

  • Submit the photos that you would like included in your listing via email, dropbox, text, etc.

  • Complete the Property Disclosure, Lead Based Paint forms and email back
